How We Built a Year-Round Restaurant Patio in 32 Days, Without Closing the Restaurant

Landry’s asked us to turn the front patio of Del Frisco’s Double Eagle Steakhouse in Greenwood Village, Colorado into a year-round restaurant patio enclosure: covered, heated and weather-tight through a Colorado winter. There was one condition. The restaurant had to stay open the whole time.

Here is how the project came together, from bare patio to furnished dining room.

The restaurant patio enclosure at a glance

  • 32 days from mobilization to full installation
  • 0 days the restaurant closed during construction
  • About 20,000 lb of engineered steel framing over the front patio
  • Motorized louvered roof with solid panel bays, an entry canopy and LED perimeter lighting
  • 18 motorized shades (clear vinyl and sun fabric), polycarbonate side panels and patio doors
  • 16 Infratech infrared heaters, 3 wet-rated ceiling fans and a new patio speaker system

The challenge: a busy front door

The new restaurant patio enclosure sits right on the main entrance and the valet lane. Every crane lift, delivery and steel move had to fit around a restaurant serving guests every day. Work windows were agreed with management each morning, the entrance stayed open, and the crane area went back to parking every evening.

The permit process was just as demanding: a sealed engineer’s letter at each stage, an in-person structural review required by the City, and inspections timed to the Village’s calendar.

Week by week

Steel frame (Aug 27 – Sept 7)

Steel was staged in the lot in erection order and moved to the patio one member at a time. Columns were plumbed and connected before the headers were lifted in by spider crane. The structure was finished one day ahead of plan.

Louvered roof and entry canopy (Sept 8 – 14)

The anchor bolt inspection passed on the first request, and roof installation started the same day. Louvered and solid modules were set bay by bay, speaker cable was pulled inside the beams, and the roof was flashed into the existing parapet with integrated gutters.

Shades, side panels and doors (Sept 14 – 25)

All 18 shades were fitted and tested in their side tracks. We added aluminum U-channels at the shade bottoms to close the gaps between units. A week of heavy rain then put the restaurant patio enclosure to a real test, and it stayed watertight with the shades closed.

Heaters, audio and close-out (Sept 25 onward)

Sixteen heaters and the patio speakers were mounted on the steel and wired to a new patio panel. The engineer’s in-person structural review found the work matched the approved design, and the inspections that followed all passed.

What the client got

A true second dining room: lounge seating under the louvers, dining tables along the shades, and the stone fireplace as a focal point. On clear days the louvers open to the sky; in bad weather they close tight.

Just as important was how the job was run: one point of contact, a written status report every week with planned and actual dates side by side, and any out-of-scope work documented in writing for approval before billing.

Now serving Colorado

The crew that built this restaurant patio enclosure is staying local. Restaurants, hotels and homeowners across the Denver area can now work with the same team on new pergolas, louvered roofs, shades and enclosures, and on service and repairs for existing patio systems.
